New legislation was passed in Florida (Bill 4D Regarding Structural Integrity Of Condominiums) that has brought about significant changes in how condominium associations operate. (Ensuring Building Structural Integrity, Fully Funding Reserves, Etc).

Mr. Jim Henderson is the President of the Condo Pre-Purchasing Consulting Group.

Mr. Henderson has lived in a condominium community in south Florida for 20 years, and has owned 2 condos in the same community. Other members of his family also have extensive experience in condo association management, serving as condo association board presidents.

Mr. Henderson has experienced the positive and negative aspects of condo living. What lies behind these beautiful gated condominium communities can be paradise or a possible nightmare for potential buyers.

Mr. Henderson has previously served on the condominium association board of directors for 5 years in his community. He served on the board to represent the owner’s best interests, not just keep the board, nor the property management company happy. He filed numerous complaints with the Florida Department of Business and Professional Regulation (DBPR). He filed these complaints because board members or the property management company we're doing things that were not quite ethical or were not in compliance with the Florida 718 Condominium Statutes / Laws, or may not have been in the best interests of owners.

 

Mr. Henderson created and oversees a Condominium Owners Oversight Group in his condo community. He serves as a spokesperson / liaison representing owners who have unresolved concerns and problems related to the condo association board and property management company.
 

Mr. Henderson has been involved in lawsuits proving the negligence of the condominium  association board of directors and the property management company.
